We are moving into a house that has hardwood in family living and dining rooms.

They said that they had just had carpet put in and there definitely wasn t hardwood so i planned to get rid of the carpet a bit at a time starting with our spare bedroom where i could take all the time i need while learning wtf i m doing.
Where i live people would frequently put pad and carpet over the wood floors to help insulate and to cover the gaps.
Heart pine were simply s4s no tongue and groove.
Some stains won t lift.
My realtor however is strongly in favor of hardwood.
The cost differences are substantial.
The stairs and rooms upstairs have blue carpets that we want to replace.
Replace with a mid grade carpet or with hardwood.
My preference is hardwood floor everywhere.
Also a hell during the winter seasons and slippery when wet.
The carpet seems relatively new ish and it was taken care of so it s okay.
If the carpet is over the same flooring that s in there the carpet should be 3 4 higher than the wood floor in the dining room.
My inclination is to go with carpet.
When i bought my house six years ago built 1952 i asked the previous owners if there was hardwood under the carpet.

1900 for carpet vs 5 7k for hardwood.
Carpet vaccume won t get everything.
Seek your advice on if we should replace it with neutral carpets or hardwood.
If not properly sealed will swell when mopping.
More glue i was trying to see if maybe i could tell if there was a subfloor under this wood but the edge is capped.
This leaves me at a crossroad.
Tile cracks under pressure or if not layed down properly.
But no buyer will value your used carpet they won t like the colour and or will perceive the carpet as being old unclean like old clothes.
Go with hardwood for resale value.
New buyers will accept and value the classic look of newly refinished hardwood floors in a home.
Carpet comes to around 4500.
Over time as that wood dries it shrinks a bit and the resulting gaps between the boards can easily become large enough to allow dust to fall through.
Hardwood floor can scratch from moving furniture.
